HOW TO MAXIMIZE YOUR NUMBER OF SHOWINGS![]() Checklist to Make that Good First ImpressionMaximizing your showings is about capturing the attention of buyers where it counts most, and removing all the possible obstacles that can interfere with buyers coming to see the house. Call attention to your home with a nice Showcase Home listing on Realtor.com. More than half of all buyers use Realtor.com in their search, including those working with Realtors. Buyers typically look for houses that appear interesting on Realtor.com, they write down the MLS number, and give the list to their agent to set up the showings. For some statistics on how important a Showcase Home listing is, see Marketing your home – What works best We can do all the programming necessary to make your Showcase Home listing as beautiful as it can possibly be. Not many agents have the contract with Realtor.com to do Showcase Home listings, and few know how to do the programming . You supply us with nice pictures and a good description. If either of these are a problem, call us so we can arrange getting pictures taken for you or help you with the description. The Showcase Home is included in in your listing. If your home photographs well, or if it is larger and 6 photos don't adequately depict your home, you may consider either a Photo Gallery or a Virtual Tour, which are available at a slight additional charge. You must accept the fact that your home is not the only one on the market, and unless it's a truly one-of-a-kind spectacular home, or it's significantly under-priced, nobody is going to go out of their way to see it. If there are obstacles for getting in to see your home, some buyers may simply go and look at other homes that are easier to get into, and forget about yours. Use a keybox. It can be a simple combination keybox or an electronic memory keybox with extra security features that only Realtors can have access to with their electronic keys. A keybox gives you the flexibility of not needing to be home to let people in, and Realtors can show the home any time. ![]() Finally, you want your home to be one an agent would want to come back to. The buyer they show your house to the first time may not be the only buyer. The first thing is to have the house in a condition that the agent feels is something worthwhile for other clients to see. For good checklist, see Getting your home ready to show. Buyers and agents tend to be uncomfortable when you are home during a showing. Buyers tend to abbreviate their visit, and are inhibited about looking at everything they otherwise would. A way to make sure the agent NEVER brings another buyer is to interfere or try to conduct the tour yourself!
